29-03-2022 - Simarc Charges

It has been brought to the Managements attention that some Leaseholders have received letters from the Freeholders Managing Agent regarding charges for renting out their apartments. JKA Property Management have put together an information letter regarding these charges. This is to help the Leaseholders make an informed decision regarding payment of these charges. 22-03-2022 - Service charge 2022

Please be aware that the discount period for paying the Service Charge in full is coming to a close on 31st March 2022. Thank you.

03-04-2020 - Service Charge Payments

The discounted payment period for the 2020 Service Charge has now ended. The last date was 31st March 2020. If any Leaseholders haven't already put a payment in place can you do so at your earliest convenience please? A late payment fee is in operation if you haven't cleared your account by 31st December 2020. Thank you.

09-01-2018 - Service Charge 2018

It is that time of year again for the Leaseholders of apartments at Kingswood Court. The Service Charge Letters will be dropping through your door in the next few days. If you still have not cleared your account from last year can you please do so ASAP. There is a late payment fee in place for Leaseholders that are still in arrears going into 2018. Please clear your account before the end of January 2018, to avoid this late payment fee of £100.00 Thank you

28-07-2017 - Service Charge Payments

Will all Owners please ensure that your Service Charge for 2017 has been paid in full or you have set up a Direct Debit. We are now half way through the year and your account needs to be clear before the 31st December 2017 If you have no payment set up can you attend to this ASAP. Thank you

11-06-2017 - Service Charge 2017

The Service Charge for 2017 is ?800. It has remained at ?800 for the last eight years. Can all Leaseholders please ensure they have either paid their Service Charge in full or a payment plan has been agreed and put in place.

09-12-2015 - 2016 Service Charges

Following a meeting of directors on 8th December I can advise that the 2016 service charge will be £800.00 with the usual 5% discount for early payment and the various payment arrangements. The invoices will be issued in the New Year. Please note that the service charge has not increased since 2009 as economies have consistently been found. Now we are faced with an ageing building no longer covered by NHBC. Provisions need to be made for future maintenance and improvement schemes. The Directors have asked me to advise, through this forum, that there is strong possibility that the service charge will rise in 2017. We will of course try to keep the increase to a minimum.

15-12-2014 - New Year

Don't forget that service charge invoices for 2015 will be issued in January. I am delighted to announce that for the 6th year in succession there will be NO increase.

21-01-2014 - 2014 Service Charge

I am delighted to announce that the 2014 service charge will be ?800.00. This is the fifth year in a row we have managed to keep it at this level through efficiencies and hands on management.

Invoices will be issued this month.

13-12-2013 - Last chance - 2013

Final service charge payments now being sought. Budget for 2014 out soon so we need to clear 2013 ledgers.

20-02-2013 - Success!

A modest claim in this circumstance but following the recent "get tough" approach on long term arrears we have now made arrangements with some errant parties.
There is still work to be done and the legal action promised is now in full flow!

20-02-2013 - 2013 Service Charge

It's that time of year again. Through excellent management and frugal budgeting we have managed to keep the service charge at £800.00 for the year 2013. Service Charge Invoices are being issued this week - full payment instructions are contained on the invoice. The usual 5% discount is available for prompt payment and various payment installments are available.

31-01-2013 - We are coming for you!

Solicitor letters have gone out to 6 persistent debtors who have to date steadfastly refused to acknowledge their obligation to pay the service charge. Time is up, patience has worn thin - legal action is on the horizon!!!

12-01-2013 - New resolve 2013

We have entered the final phase of chasing owners who have outstanding balances on their accounts. Letters have been issued to mortgagees and court proceedings instigated.

May I remind those in arrears that the management company does have the legal right to recover service charge debts from the mortgagee. We have been very successful in past years.

Note that an Administration Fee is now charged as well to cover recovery costs.

08-02-2012 - PayPal payment option

Owners are advised that card payments can be made through the payments page on this website. We have introduced a ?5.00 surcharge to cover the administration costs levied by PayPal.

Owners may find it more efficent to pay by internet banking or BACS.

08-02-2012 - Service charge for 2012 remains unchanged

The directors are delighted to announce that the service charge for 2012 will remain unchanged at £800.00. The service charge has been held at this level for the fourth conseutive year. The directors are fully aware of financial constraints facing owners. Further management efficiencies and control of costs are responsible.

12-01-2012 - Service Charge Arrears

We have finally received a payment in excess of £3000 from the mortgagee (building society) of one owner. The Directors have asked for this posting to be made to remind all owners that the success of the site depends on the timely contribuiton of everyone. Long term arrears and non payments cannot be allowed and as this case shows recovery of the service charge, costs and interest will be persued to the end however long that may be.

06-04-2011 - 2011 Service Charge

The Directors have reviewed the service charge and we are pleased to announce that due to management efficiencies achieved in 2010 the service charge will not be increased in 2011. Invoices will be sent out during the first week of February 2011. The amount due is £800.00 and a discount of 5% (£760.00) is allowable if full payment is made before 31st March 2011. As in previous years we have a variety of payment options (1, 2 or 6 payments). See invoice for full details.
