26/04/2012 - Strange phenomenon

How strange that fence panels keep being stolen! The third one has disappeared from the new fence. Please keep a look out for the perpetrator. Thanks.

Pin Ball Machine - gone like magic. Thanks to the person concerned for removing it.

10/04/2012 - Pin Ball Wizard

Will the person responsible for leaving the Pin Ball machine in the Beech House bin store please remove it. The bin men will not take it. The Management Company is not responsible either. Proceedings under the Environmental Protection Act 1990 may follow when the person is indentified.

If anyone else knows who is responsible then please let us know in confidence.

All windows were cleaned week commencing 19th March 2012.

Windows are cleaned on a quarterly basis.

Just a quick note to confirm the AGM will be held on 18th April 2012 at Chorley Cricket Club commencing 20.00. We look forward to meeting you.

The gardener recommences on site w/c 2nd April.


28/03/2012 - Drains - Beech House

Contractor called to site to unblock drains from Beech House. Please do not flush nappies and similar down the toilets. Dispose of these in the conventional waste. Thank you for your assistance.

06/04/2011 - Sky Upgrade

We have now arranged with BSkyB to provide Sky+ over the site. Residents can now subscribe direct for this service. The upgrade to the infrastructure was negotiated by ourselves at no charge to the Service Charge account.

Residents with their own dish will be contacted directly by Sky to arrange the removal of individual dishes/connection to the new system. This will be free of charge.  Individual dishes are not allowed under the lease.


06/04/2011 - Electricity in Common Parts

We have now resolved the longstanding issues over metering and billing for the common parts consumption. We have achieved considerable savings and arranged favourable tariffs going forward. As at today we have noticed an immediate saving on the first round of invoices thatr is for the benefit of all. I would however remind owners and residents that use of electricity in the common parts is resticted to lighting, cleaning and fire alarm systems - it is not for personal use! 


06/04/2011 - 2011 Service Charge

The Directors have reviewed the service charge and we are pleased to announce that due to management efficiencies achieved in 2010 the service charge will not be increased in 2011. Invoices will be sent out during the first week of February 2011. The amount due is £800.00 and a discount of 5% (£760.00) is allowable if full payment is made before 31st March 2011. As in  previous years we have a variety of payment options (1, 2 or 6 payments). See invoice for full details.

06/04/2011 - 2011 Annual General Meeting

Chorley Cricket Club, Sandringham Road, Chorley - Wednesday 20th April 2011 commencing 7.30 prompt.

Formal Notice was served by first class post or by hand delivery during week commencing 21st March 2011.

The Notice of the AGM and the Annual Accounts for 2010 are on the resource page. A representative of Abrams Ashton, the Company auditors, will be in attendance.


06/04/2011 - Anti Social Behaviour

We are aware of youths congregating on the site and entering the common parts. Our reaction has been as follows:

- to remind the residents to close the entrance doors behind them

- we are investigating changing the entrance door code (as the youths appear to have this) - this has now been done to some blocks with early success

- we have reported events to the Police who have followed up leads and issued warnings to certain individuals

- please report all instances of anti social behaviour through this website so we can have a co-ordinated effect with the authorities 


01/04/2011 - Fire Alarm/Protection

The equipment provided is maintained and serviced by a range of contractors. This is for your safety. DO NOT tamper with any of the equipment, extinguishers or control panels. In the event of failure, use the dedicated emergency numbers. REPORT any damage or misuse immediately.

USE THE EMERGENCY EVACUATION PROCEDURE AT ALL TIMES. 


01/04/2011 - Car Parking

Any concerns with regard to the space(s) allocated to your apartment should be confirmed with Jan Ashburn. Residents must respect the rights of others to park only in their allocated spaces.


01/04/2011 - Cleaning

Cleaning of the common parts is undertaken by Clean Reach Cleaning Limited who visit twice each month. We have an agreed service standard with them and the performance is monitored by Jan Ashburn. If you have any comments about cleaning, please refer them to Jan directly.


01/04/2011 - Window Cleaning

Cleaning of the windows (outside) is undertaken by Clean Reach Cleaning Limited who visit six times each year. If you have any comments about the window cleaning, please refer them to Jan Ashburn directly. The visits are arranged individually around other work being carried out. Notification of the window cleaning will be posted here in advance of each visit.
